We are currently hiring for a hybrid caretaker for our building in Richmond, BC.
This is an on-site role Monday-Friday, 8:00am-3:00pm
Key responsibilities include but are not limited to:
Caretaking:
- Place protective pads in elevators each move
- Inspect hallway/elevator after move in/out for damage during working hours
- Assist with trades needing access to the building for repairs
- Walk with contractors at the beginning of their work to inform of ongoing issues and precautions
- Inspect work done by contractors and provide comment to management on any issues and inform if work is incomplete, poor or if caused damage
- Alert management of damage and perform mitigating actions as soon as possible
- Provide an email address for easy communication
- Ensure janitorial services are being done to our high standards
- Program all fobs and enterphone
- Attend to emergencies as soon as possible
- Deliver/post notices at the building
- Issue monthly reports indicating what activities were performed
- Carry out regular inspections of the entire building
- Communicate with management in a timely manner
- Assist in identification of problems or actions required in case of damage/leaks
- Coordinate with strata management for the areas that require additional attention and cleaning
- Alert management of bylaw violations
- Alert management of safety issues
- Assist with review of security cameras if required by management due to a specific issue
- Answer questions from residents in a polite manner and direct questions to management as needed
Janitorial:
FRONT LOBBIES / ENTRANCES
- Wash floors
- Vacuum door mat
- Wash front entrance door windows and window sills
- Dust all baseboards, heater, bench
- Wipe down enterphone panel
- Empty recycling bin and junk mail box
- Wipe down mailboxes, fire extinguisher cabinets
ELEVATORS
- Clean elevator doors in an out
- Wipe down buttons
- Ensure elevator tracks are cleaned
- Change lights as needed
- Wash floors
CORRIDORS / HALLWAYS
- All carpets on all levels will be vacuumed once per week
- All carpets on all levels will be spot vacuumed on all other days
- All burnt out bulbs will be changed (under 10ft in height)
- Any burnt out ballasts will be communicated to the PM immediately
- Dusting of any baseboards will be done rotational basis
- All fire bells, fire extinguisher cabinets and emergency lights will be kept clean and free of dust
- All exit lights will be free of dust
- Common doors will be washed as needed and kept clean
STAIRWELLS
- All stairwells will be kept clean and tidy
- Vacuum carpeted area
- Burnt out bulbs will be changed (under 10ft in height)
- Dust all baseboards, emergency lights
- Dust fire extinguisher boxes and heaters
- Wipe down handrails
- Clean interior window panels and sills
GARBAGE ROOMS
- Ensure garbage area is kept clean
- Floor will be hosed down as needed
- Floor swept as needed
PARKADE
- Pick up litter
- Change light bulbs (under 10ft in height)
LAUNDRY ROOMS
- Keep the room clean and tidy
- Vacuum/mop floors
- Dust surfaces
- Clean behind machines, when possible
SERVICE ROOMS / BIKE ROOMS / STORAGE ROOMS
- Monthly inspections of the rooms
- Light sweep on inspection days
- Change any burnt out lights (under 10 ft in height)
BUILDING PERIMETER/EXTERIOR
- Remove cobwebs at exterior doors
- Pickup debris and light sweep
Job Type: Full-time
Pay: $20.00-$24.00 per hour
Expected hours: 30 per week
